Air Tightness Testing

As part of the government’s pursuit for greater energy efficiency and the conservation of fuel and power, Building Regulations April 2006 part L1A stipulates all new dwellings must demonstrate they are airtight to an agreed standard. In order to comply with the regulations, all newly built homes must undergo a mandatory Air permeability test prior to occupation and certification to the required ATTMA ‘TS1’ standard. Tests must be carried out by an approved tester registered with the British Institute of Non-Destructive Testing (BINDT) It is beneficial to the main building Contractor for the Test to be carried out as early as possible, so lessons can be learned and adjustments to design and/or site procedures made before the majority of the dwellings are built.

Energy Performance Certificates

Energy Performance Certificates are required for non-domestic commercial buildings on construction, sale or rent, starting with the largest buildings from 6 April 2008. Some building modifications which result in the addition or removal of building parts and the extension or introduction of Heating, Ventilation and Air Conditioning (HVAC) services will also require an EPC. Implementation started with buildings with a gross floor area over 10,000 m2 (measured from the internal faces of the external walls). This was extended to buildings over 2,500 m2 on 1st July 2008, and nearly all non-domestic commercial buildings will require an EPC at one of the above trigger points from 1st October 2008.
